Move-Out Cleaning That Gets the Deposit Back

End-of-Tenancy and Completion Cleans Across Metro Vancouver

The last thing anyone wants after a day of carrying boxes is an evening on their knees with an oven cleaner. We send a cleaning crew in behind the truck, once the place is empty and the job can actually be done properly.

Cleaning crews cover Vancouver, Burnaby, Richmond, Surrey, the North Shore, the Tri-Cities and the Fraser Valley.

What Needs Cleaning?

A landlord inspection, a completion date and a fresh start in a new place are three different jobs. Pick the one you are facing.

End-of-Tenancy Clean

Worked against the inspection checklist your landlord or property manager uses.

Completion Clean

The place handed over the way the sale contract says it should look.

Move-In Clean

Somebody else lived here first. Start with cupboards and bathrooms you trust.

Oven & Appliance Deep Clean

Racks, glass, seals and the burnt-on layer that decides most deposit disputes.

Carpet Steam Cleaning

Hot-water extraction where the lease asks for a professional carpet clean.

Interior Windows & Tracks

Glass, sills, frames and the sliding-door runners nobody has touched in years.

Post-Renovation Clean

Fine dust off every surface, ledge and vent after the trades have finished.

Office & Retail Clean

The old unit handed back to the landlord in the state the lease requires. Learn more →

Rubbish Removal

The last few bags and the broken bookshelf taken away with the crew.

What a Move-Out Clean Actually Covers

We clean empty places, which is the only way to do it once. Skirting boards, the backs of cupboards, inside the oven and the tracks of the sliding doors are all reachable when the furniture has gone, and those are exactly the spots an inspection checklist asks about.

If your tenancy agreement lists specific items, send it over and we will work to it.

  • Kitchen, top to bottom — oven, hob, extractor, fridge, inside every cupboard and drawer.
  • Bathrooms descaled — tiles, grout, glass, taps, extractor vents and behind the toilet.
  • Floors throughout — vacuumed, mopped, and carpets steam-cleaned where the lease asks for it.
  • Windows and tracks — interior glass, sills, frames and the runners nobody ever gets to.
  • Skirting, doors and switches — wiped down, marks removed, handles degreased.
  • Balcony and storage locker — swept out and cleared of what the last tenant left.
  • Rubbish taken away — the last few bags go with the crew, not into the building bins.

Why Book the Clean With the Move

One Company, One Day

Truck out, cleaners in, keys back. Coordinating a mover and a separate cleaning company around the same handover usually means one of them arrives to a place they cannot work in.

Cleaning around furniture is the reason most move-out cleans fail an inspection. Behind the fridge, under the bed and the backs of cupboards are on every checklist, and they are only reachable once the place is bare.

Worked to Your Checklist

Send the tenancy agreement or the inspection form and the crew works down it. Landlords and property managers tend to check the same twenty things, and those are the twenty we start with.

Licensed and WorkSafeBC-covered, with certificates of insurance for the building where the strata asks for one. That matters as much for a cleaning crew on a wet floor as it does for movers on a staircase.

Charged for the Hours Worked

An hourly rate agreed before the crew arrives, and no minimum you have to reach on a small apartment. If the place is in better shape than expected, the job finishes early and the bill follows.

Before the crew leaves, someone goes round the place with you or sends photos if you have already left the city. Anything missed gets dealt with then, not after the landlord has written to you.

Larger homes, longer cleans and post-renovation dust. The same crews and the same hourly rate east of the city.

How a Move-Out Clean Runs

1. Size and scope. Bedrooms, bathrooms, whether carpets need steam and whether the oven has been touched in a while.

2. Crew and hourly rate. Usually two cleaners for an apartment, three for a house, quoted before you book.

3. After the truck leaves. The crew starts once the place is empty, most often the same afternoon.

4. Walk it with us. We go round before we pack up so anything you are not happy with gets sorted on the spot.

What the Cleaning Crew Brings

Commercial-grade degreasers, descalers, oven products, glass cleaner, microfibre, scrapers, extension poles and a vacuum that copes with a construction-dusty condo.

Carpet steam extraction, wall washing and interior window work are add-ons rather than standard, so tell us if the lease calls for them and they go in the plan.

Timing Around Your Keys

Most cleans happen the afternoon of the move, once the truck has gone. If the handover is early the next morning, we can start in the evening instead.

Month-end is the busiest week in this business by a wide margin. Two to three weeks of notice makes it easy; the last Friday of the month with two days notice rarely is.

Move-Out Cleaning FAQs

How much does move-out cleaning cost in Vancouver?

It is charged hourly and depends on the size of the place and the state it is in. A one-bedroom apartment is usually two cleaners for three to four hours; a three-bedroom house with an untouched oven takes considerably longer. We give the rate and an hour range once we know the layout.

No honest cleaner can promise that, because the decision is the landlord’s and can turn on wear and tear that has nothing to do with cleaning. What we do is work to the inspection checklist and walk the place with you at the end, so anything they might flag gets sorted before you hand over the keys.

Steam extraction is an add-on rather than part of the standard clean. Plenty of leases specifically require professional carpet cleaning, so check the wording and tell us when you book.

We can, but you will pay for hours spent working around furniture and the result will not stand up to an inspection. Booking the clean for after the truck leaves is nearly always cheaper and better.

Yes. Move-in cleans are common on completions where the previous owner left in a hurry, and after renovations where fine dust has settled on everything. Same crews, same hourly rate.

Into the evening where the handover is first thing the following morning. Tell us the deadline when you book and the crew is scheduled backwards from it.
