Claim Moving Expenses in West Vancouver: Eligibility & Checklist

Moving Expenses in West Vancouver

for a new job, self-employment, or full-time studies? This guide shows how to claim moving expenses in West Vancouver, what the moving expense deduction covers, and the steps to file. We keep it practical and local for a clean tax deduction.

Who Can Claim Moving Expenses in Canada

You qualify to claim moving expenses if you moved for work, to run a business, or to attend school full-time, and your new home is at least 40 km closer to the new job or campus by the shortest public route.

Employees, self-employed workers, and eligible students can claim, as long as the deduction is applied against income earned at the new location. If part of your costs were reimbursed, subtract that amount or include it in income. Keep receipts.

Park Royal hires or offices near Lions Gate often pass the 40 km test when moving from Burnaby, Coquitlam, or Surrey.

What Counts as an Eligible Moving Expenses List

All of the below roll into your claim of moving expenses calculation when they were paid for an eligible move and applied against income at the new location.

  • Professional movers, packing, hauling, in-transit storage, and insurance for household goods
  • Travel to your new home for you and your household members, including vehicle expenses, meals, and accommodation
  • Temporary living for up to 15 days near the old or new home
  • Lease cancellation fees for the old home
  • Incidental costs related to the move such as utility disconnection and hookup, changing addresses on IDs, and replacing licences
  • Costs to sell the old home, including real estate commissions and legal fees
  • Certain costs to buy the new home, such as legal fees and land transfer fees where applicable

Keep itemized invoices; you do not submit them with your return unless the CRA asks.

Expenses You Cannot Claim

These are common items people try to add, but they are not part of the moving expense deduction and can cause adjustments.

Expense Claimable
Home staging, renovations, repairs to increase sale price
House-hunting or job-hunting trips
Mail forwarding and P.O. box rental
Cleaning or repairs just to satisfy a landlord
Loss on sale of your home
Replacing furniture, drapes, or décor
Mortgage default insurance

Simplified vs Detailed Method (Meals, Vehicle, Lodging)

You can apply the CRA rates in two ways:

  • Simplified method: use CRA’s per-meal flat rate and per-kilometre rate without collecting every receipt for those items
  • Detailed method: claim actual amounts with receipts and a mileage log.

The simplified method is fast when your meals and driving were modest; the detailed method may produce a larger deduction if you kept complete records for higher costs. Vehicle and meal rates change by year and province, so check the current CRA table before you file. Either method flows into your moving expense deduction.

How To Claim Moving Expenses (Line 21900 + T1-M)

Here’s a simple list of the things you need to do to claim your moving expenses correctly:

  1. Complete Form T1-M to calculate your deduction for the tax year.
  2. Transfer the result to Line 21900 on your return.
  3. One T1-M per eligible move.
  4. Do not send receipts with your return, but keep them for six years in case of review.
  5. If your allowable expenses exceed eligible income at the new location, carry the unused amount forward to claim in a future year.

West Vancouver Relocation Scenarios (Quick Examples)

The following are some examples of typical relocation scenarios and the moving expenses you can claim in each scenario to better understand how this all works:

  • Burnaby to Ambleside, 45 km closer to work downtown: You can claim moving expenses for the truck, travel, up to 15 days in a hotel, and the realtor commission on the old home. You cannot claim staging or house-hunting weekends.
  • Park Royal retail manager with 10 hotel nights: Using the simplified method for meals and BC mileage can be faster. Keep the hotel invoice and your mileage log.
  • Self-employed designer relocating a home office to Dundarave: Eligible items often include lease cancellation for the old apartment, utility hookups, and the mover’s invoice. Apply the deduction against self-employment income earned at the new location.

A Park Royal manager we moved from Coquitlam to Ambleside logged 42 km closer to work. They used the simplified method for meals and mileage, kept eight hotel nights in one PDF, and matched our itemized invoice lines to T1-M categories.

Their file cleared a CRA post-assessment review without extra questions or headaches. Curious about neighbourhoods in West Van? See our guide on Best Neighborhoods in West Vancouver.
